This cottage benefits from a rural location on the owners horse farm. The town of South Molton with its shops and market is only three miles away and is also home to the Quince Honey Farm which has over 1000 hives and sells a range of their own artisan products. Exmoor is an easy drive away which will delight keen walkers and those with an interest in wildlife. For those who like to explore the local area the town of Barnstaple is just twelve miles from the cottage. This spacious barn conversion cottage offers upside-down style accommodation with the upstairs living area being accessed via a set of external steps. The large open-plan lounge/kitchen/diner is the perfect space in which to relax with its comfortable sofas a warming wood burner TV and DVD. The lounge area is separated from the kitchen/diner by the stairs. The large dining table comfortably seats six and the kitchen is well-equipped with an oven hob dishwasher fridge/freezer Nespresso coffee machine microwave and washer/dryer. Taking the stairs to the ground floor guests will find the propertys three bedrooms all of which have their own TVs and French doors with access to the propertys garden. The main bedroom has a super-king-size bed (which can be made up as a twin on request) and an en-suite shower room and WC. The two further bedrooms are both generous sized twin rooms. The main bathroom is also on the ground floor and offers a shower-over-bath and WC. Outside the property benefits from a generously sized enclosed garden which is mainly set to lawn with a large private hot tub patio with seating and BBQ. Guests can also use the shared childrens play area and are able to use the adjoining field. For those who would like to meet the resident horses this is possible with supervision by the owner. There is ample parking to the rear of the property. Need to know: 3 bedrooms: 1 super king (which can be made up as a twin on request) and 2 twins. Bathroom with shower over bath and WC, en suite shower room with WC to master bedroom. Oven, hob, dishwasher, fridge/freezer, Nespresso coffee machine, microwave, and washer/dryer. Woodburner in the lounge (first basket of logs included). Upside down living. Enclosed garden. Wi Fi included. Electric and heating included. Travel cot and highchair provided. Pub and shop 2 miles. Meet the horses (under owner supervision). Ample off road parking. Shared childrens play area. 4 dogs welcome. Dog friendly beaches within an hour's drive. TV and DVD in lounge area and TV in the bedrooms. In line with government guidance the shared play area advertised at this property will not be available during this time. There are two properties on this site (HILOW & HILRO) should both properties be occupied and have children the shared play area will remain closed, however if only one property is occupied and have children, the shared play area can be opened for them..
