Nestled in a peaceful tranquil position amidst magnificent scenery only one mile from the historic picture post card town of Pitlochry with its excellent leisure and shopping facilities. The town boasts quirky shops friendly pubs array of restaurants world famous theatre train station and yearly festivals. The area has a wealth of outdoor activities including golfing walking climbing cycling canoeing sailing and angling ornithology mountain safaris off-road driving and horse riding. There are numerous places of interest within easy reach to including Edradour Distillery Black Spout Waterfall hydroelectric dam and fish ladder Blair Castle & Castle Menzies Killiecrankie Queens View Atholl Museum the Crannog Centre and the Enchanted Forest Scotlands premier sound and light event. Enter the charming property from the front garden into the hallway and through to the beautiful light and bright lounge with TV/DVD and wood burner perfect for cosy nights in after a day out exploring the wonderful local area. Leading back through the hallway you are met with the snug with TV/DVD Xbox with a selection of games and comfy double sofa bed which is most suited for children . A separate WC is located next door to the snug. At the end of the hall you will find the spacious dining room with wood burner and large table perfect for family gatherings. Also in the dining room is an American style fridge/freezer with water and ice dispenser and coffee machine too. Through from the dining room is the well-equipped galley style kitchen with electric range oven and hob microwave and washing machine. Heading up the stairs to the beautiful spacious master king-size bedroom with en-suite shower room and WC. Leading through the hallway you will then find the pretty twin bedroom with Jack and Jill en-suite shower room with WC. Finally the king-size bedroom with additional bunk beds is perfect for a family or a group of friends and has access to the Jack and Jill en-suite shower room with WC. Venture outside to the mature spacious garden with fire pit and seating areas perfect for al fresco dining or to enjoy a nice glass of wine a good ale or a wee dram of local whisky. Ample off-road parking is available directly next to the house. Need to know: 3 bedrooms 1 king size, 1 twin and 1 king size with additional bunk beds. 1 en suite shower room, 1 en suite Jack and Jill shower room (that can be accessed by the twin and king size bedroom) and 1 separate WC. Electric oven and hob, microwave and washing machine in the kitchen, American style fridge/freezer and coffee machine in dining room. 2 wood burners first basket of logs included.
