You will be captivated by the Mills presence as you travel along the parish lane crossing the stone bridge that straddles the river Tamar, on approach to the double wooden gates that open onto the large gravelled parking area.
The property lies within 100 yards of the river Tamar, the two Tamar lakes are approximately 3 miles in distance accessible by foot along the Aqueduct Trail. The lower lake is renowned for coarse fishing and has a wild bird reserve. The upper lake has a thriving sailing and windsurfing club plus a coffee shop and facilities. The ancient market town of Stratton is 4 miles to the west and the coastal resort of Bude a further 2 miles with its glorious beaches and walks as well as good shopping, leisure facilities and the opportunity of sea fishing. Due to the proximity to the A39, Atlantic Highway, there are many family attractions within reach including The Big Sheep, The Milky Way and The Gnome Reserve to name a few. Places of interest include Clovelly, with its steep cobbled street and pretty harbour, the traditional fishing village of Appledore which offers crabbing off the quay and many pubs along the sea front. Historical Hartland Quay is worth a trip or drop in for a Devonshire cream tea at The Old Rectory, Morwenstow. The comfortable accommodation, which retains much original charm and character offers THREE bedrooms: on the ground floor there is 1 double and 1 twin (with zip-and-link beds which can be a double on request). Large master suite on the second floor.
Bathroom: on the ground floor is a Jack and Jill bathroom with shower over bath and WC. Adjoining the master bedroom suite is a shower room and WC. Lounge / diner: on the first floor and open-plan with a feature woodburner (first basket of logs provided), comfortable seating, dining table and chairs, flatscreen TV with Freeview, DVD and hi-fi. Accessed via a pretty stable door is a large balcony where you can enjoy breakfast or lunch overlooking the beautiful countryside. Kitchen: off the lounge / diner, fully equipped with a gas range cooker, dishwasher, fridge / freezer and bistro dining. Double aspect window overlooking the large garden, mill pond and woodland. In the entrance hall is a large storage cupboard concealing a washing machine.
Outside: approximately 0.75 acres, fully enclosed large lawn area, children's play area with swing,slide and trampoline with enclosure. Various seating areas dotted around the property captivate the glorious surroundings. Decked BBQ area overlooking the mill pond, which is fenced, but care must still be taken with small children.
Amenities: large gravelled parking area for at least 4 cars. Bed linen, towels, electric and central heating included. 1 dog by arrangement (we regret that dogs can only be accepted during off-peak periods). Regret no pets or smoking in the property.
