This property provides a perfect rural getaway as well as a being a great holiday base for families. The village of Polruan is ideally located to explore all Cornwall has to offer. Polruan is a small village with only one steep road in and out which goes through the centre of the village ending on the quay where you will find the tidal sandy beach and 1 of the 2 village pubs. The popular Fowey Hall Walk starts right on your door step and follows the estuary round to Bodinnick and Fowey where you can stop off for refreshments enroute great for a day roaming without the car. Why not explore Readymoney Beach Gribben head and St Catherines Castle in Fowey a ferry ride away or for a family day out visit Adrenalin Quarry near Liskeard. Polruan offers great access to open countryside and coastal walks - great for getting some fresh air! This lovely four bedroom cottage is spread over three floors and has been updated with a stylish but homely feel. Enter the cottage from the side path into the kitchen which is very well-equipped with electric range oven and hob microwave fridge/freezer and dishwasher there is a table in the kitchen with seating for four guests ideal spot for a morning coffee. Moving through into the open-plan lounge/diner with comfy sofas and armchairs where you can snuggle up in front of the wood burner after a days walking to watch a film on the TV/DVD. There is also a dining table with seating for eight where you can enjoy a family meal or plan your days activities. Moving upstairs to the first floor you will find the first three bedrooms a small double with views across the village towards the water a double bedroom and the first of the twin bedrooms. On this floor there is a shower room with shower and WC and a spacious bathroom with bath separate shower and WC. Follow the cottage style staircase up to the attic twin bedroom the bright and airy space has a separate den/ snug area with TV/ DVD making this room the ideal childrens bedroom. There is a large private sloping garden and a raised decking area with garden furniture with views over the village estuary and across to Fowey. To the side of the house is the outhouse with WC washing machine and has ample space for storage and drying of wetsuits. To the front of the house there is a small bench area with views down to the river. Need to know: 4 bedrooms 1 double, 1 small double and 2 twins, Attic twin more suited to children.. 1 Bathroom, 1 shower room and outside WC. Electric oven and hob, microwave fridge/freezer and dishwasher. Utility area in outhouse includes washing machine, WC and ample space for drying and storage of wetsuits. Wood burner. Electricity and oil central heating included. Wi Fi included. 2 dogs welcome. Pub, shops and restaurant all within walking distance. TV/DVD in lounge and TV/ DVD in Attic snug area. Off road parking for 1 car at the top of the garden, accessed via 7 slate steps. Parking space is limited, bigger vehicles take care . 5 slate steps up to the garden from the cottage . Due to steep attic stairs attic room is not suitable for children under 3, head height is also restricted . There is a security deposit of 100 payable on this cottage . Polruan is a quaint little village situated on a very steep hill, so access to some parts of the village can be challenging. . Many of the amenities, ferries and cottages in Polruan are accessed via steps/ slopes some of which can be steep. Please contact us if you have specific requirements. . There are many small winding streets in and around the village, some of which are not suitable for cars. .
