Perfectly situated in the Blackdown Hills and East Devon Area of Outstanding Natural Beauty there is much to see and explore including steep ridges valleys picturesque villages ancient features and historic houses. The stunning cathedral city of Exeter half an hour away by car boasts an array of shops bars restaurants cinemas and theatre and the pretty market town of Honiton is even closer and is a mecca for antique hunters. The ever popular and world renowned Jurassic Coast and the delightful seaside resorts of Lyme Regis Seaton Sidmouth and Exmouth are also within driving distance as well as Beer Branscombe and Budleigh Salterton. Other attractions and places of interest include Crealy Adventure Park Escot Gardens and numerous National Trust properties and gardens. Stepping in to the property via the French doors you are immediately greeted by a lovely homely lounge/kitchen/diner where sofas sit in front of a Smart TV/DVD and cosy wood burner. The kitchen area is well-equipped with an electric oven and hob microwave fridge freezer and dishwasher. There is also a twin bedroom and shower room with WC on the ground floor. Heading up the stairs and on to the first floor the rest of the bedrooms can be found and here there are two king-size bedrooms one with a TV and a further twin bedroom. A bathroom with hand-held shower over bath and WC and additional WC complete the offering on this floor. Venturing outside an enclosed patio area is located at the front and side of the property and boasts a hot-tub garden furniture and charcoal BBQ. Further to this there is access to a shared games room with table football table tennis pool table and selection of board games and a shared utility room with two washing machines and a tumble dryer. Access is also available to 7 acres of a dog walking field. There is ample off-road parking located on the driveway to the front of the property. Need to know: 4 bedrooms 2 king size and 2 twins. 1 bathroom and 1 shower room. 1 dog welcome (please kindly ensure kept in the kitchen using the stair gate provided). Electric oven and hob, microwave, fridge, freezer and dishwasher. Shared utility room with 2 washing machines and a tumble dryer. Private five person hot tub. Shared games room with table football, table tennis, pool table (small charge applies) and selection of board games. Garden games portable giant Jenga. Wood burner (first basket of logs included). Electric and central heating included. Bed linen and towels included. Ample off road parking. Wi Fi included. Beach 18 miles, pub and village shop 4 miles, fishing 5 miles. Near by campsite shop open Easter to November. Complex of properties. Smart TV/DVD in lounge and TV in double bedroom. Charcoal BBQ available. Day visitors by agreement with owners. Whilst we regularly welcome family celebrations and reunions, Stag, Hen or similar events are strictly not allowed. In the unlikely event of a hot tub breakdown during stay, we regret a refund will not be issued.
