The property is ideally located close to some of North Devons finest beaches including Westward Ho! Saunton Sands Croyde and Woolacombe which are all popular with surfers and bathers alike. The regional towns of Barnstaple and South Molton are nearby with popular pannier markets. Walkers and cyclists can enjoy the Tarka Trail and walk through the surrounding landscape stunning in any season. The small Tarka branch line to Exeter runs past the cottage children and train enthusiasts will be in their element. And a short car journey away in the village of Umberligh is a local pub and the train station. Other attractions include RHS Rosemoor Gardens Dartington Crystal Lets Go Super Bowl Quince Honey Farm and The Milky Way Adventure Park. Tucked away off a country lane in a beautiful wooded valley with a stunning river nearby this detached former mill house is bursting with character. Entering this property you are immediately greeted by the hall. From here head into the large double aspect lounge which has a cosy wood burner where you can settle in for a snug evening with a bottle of wine and a film on the TV. From the hall head upstairs to the kitchen/diner which has an electric hob and oven fridge/freezer dishwasher and microwave - it is a great space for cooking lazy breakfasts or trying out new recipes and there are views to the river and across the wooded valley. Downstairs is a utility cupboard with a washing machine. Completing the upstairs accommodation is a double bedroom which has views over the enclosed back garden. There is also a bathroom with a shower over bath and WC. Heading back downstairs are two more bedrooms a double bedroom with en-suite shower room with shower and WC and a twin bedroom. There is also a family shower room with a shower and WC. Venturing outside from the hall you can walk out onto a patio with outside seating for everyone. You will also find a gas BBQ ideal for a spot of al fresco dining. The patio enjoys views across to the Tarka Line and is excellent for breakfast while summer afternoons can be spent enjoying the sun in the beautiful garden. The nearby river offers trout and salmon fishing by arrangement or you can stroll along its banks. The property also features ample off-road parking. Need to know: 3 bedrooms 2 doubles and 1 twin. 1 en suite shower room with shower and WC, 1 shower room with shower and WC, and 1 bathroom with shower over bath and WC. Electric oven and hob, microwave, fridge/freezer and dishwasher. Utility cupboard with washing machine. Travel cot and highchair available. Wood burner in the lounge (first basket of logs included). TV in the lounge. Enclosed garden with seating and gas BBQ. 2 dogs welcome. Ample off road parking. Shop 3.5 miles and pub within walking distance. Natural spring water supply. Children to take care as there is a small, unfenced stream in the garden and the Tarka railway line passes the cottage. You can also access the Taw Valley which is reached by crossing the railway branch line. For fishing enthusiasts, guests can arrange with the owner to fish salmon or trout along the 2 mile stretch of double riverbank, which is immediately by the cottage, but spaces must be pre booked as rod numbers are strictly controlled.
