Ideally situated at the end of a private narrow lane close to the owners home in a lovely tranquil location with views across the open fields. The more energetic will delight in the tennis court situated in the grounds remember to pack your rackets! A lovely walk across the fields takes you straight to the centre of the delightful Georgian market town of Aberaeron with its rows of pretty colour washed houses pretty harbour and plenty of eateries and independent shops along with access to the coastal path and a pebbly beach. From the cottage heading inland you are able to pick up a path and cycle way through the pretty Aeron Valley to the National Trusts Llanerchaeron Estate an impressive Georgian Villa. (Please check admittance for the various attractions). From the sunny conservatory you enter this lovely barn conversion into the hallway with separate WC. From here head through to the well-equipped kitchen/diner which has an electric oven and hob microwave fridge/freezer dishwasher and washing machine. French doors lead onto the private patio area and garden perfect for al fresco dining. From the hallway is the light and airy lounge with TV/DVD and wood burner effect electric fire. Head up the stairs to the first floor where you will find two bedrooms one super-king-size with en-suite shower room and WC. The second bedroom is a double with en-suite bathroom with shower over bath and WC. Outside there is a lawned garden with a cobbled and tiled patio area with garden furniture. Access to the tennis court and lovely walks. Parking available for up to three cars.
